I slept for the first time in about a week last night. I feel like a new person! I feel awake finally.

I signed all the papers for the new house, paid the lawyers and signed my mortgage. It was great.. I felt the weight of it all slide off my shoulders. It turns out I only had to pay 1700 in closing costs.. not the 3700 they thought I was going to have to pay.

VEGAS in three days!!!! EEEEEE!!!! It's going to be so great, I get to see all my friends and have fun. Like I said, anyone in vegas? let me know where to go and what to do!?
Then I'm off to MEXICO!!! yah I know.. it's pretty amazing. My job is to not get bitten by a shark according to my mother.

I actually let my body obtain a tan so I don't burn the crap out of myself when in said mexico. Oh I love having a mixed backround. My skin gets dark so fast... haha.. minus my tattoos. I wear 70 block on them and they have a white halo around them. haha..

I'm excited.. I want to take a break..

Congrats on the house, it such a great feeling to finally have the key's to something that you actually own... (even though you have the mortguage) Funny, somehow it still feels like you own it... I totally get your feelings of elation....

BTW, I've been through four home renovation projects so if you need any advice or have any questions, feel free to ask... I kind of specialize in writing the contract well, or at least well enough that you don't get screwed by contractors... I think carpenters are the worst, they seem incapabable to be able to show up for work and allways seem to have a million excuses... One key tip... NEVER... NEVER... pay them in advance. Unless you owe them money they have little incentive to keep working to get additional payments. Even if you pay them up to date this can happen... I always have a 10-15% hold back on any contract and they only get that money when EVERYTHING is complete and youre happy with it. Also, if you work it right, you can have a clause that says that for every day they are late in getting the work done, there is a financial penalty. Last time I did this it was 100$ per day but it added up to $3500 dollars getting taken off the final price... The only problem with this is that if they go really late, their incentive to finish starts to go away... You can always renegotiate if you get into that situation. Also, if you do this, you obviously have to have clauses for delays that are out of the contractors control (which you can veryify) such as weather, materials shortages, site issues that do not allow them to work, inspection delays..... I think that's the main ones...
