Just finishing up a night of consulting work , finished this last job early so no need to be on the computer until 5AM as has been the norm . I have to be in court again all week , and have some last minute details to finish up at the old place at night before another long night of work , I'll be glad when this whistleblower case is overwith so I can get back to a normal schedule of working days only so I can relax at night and have a normal social life .
I took a break this afternoon to blow off some steam , I had a new laser site that I've been dying to try out , so I mounted it on a rifle and set up some targets out to 100 yards out back and proceeded to test my new neighbors tolerance to gunfire , over 50 rounds of 30.06 later and no visits from cops , so that was cool , with just over 80 acres of land I can legaly hunt with a high powered rifle in my back yard as long as I am 500 feet away from my house , who am I kidding I'm gonna hunt from my bedroom window , my house is setback 1/4 mile from the street so noone will know if I'm shooting from the back deck or the back fourty

I know about that consulting stuff and those people making all the money off of it. I often think of writing a book about it, and actually already kind of am (not only property management, but also how to do common repairs). The thing is, it's so stupidly easy to do what I do that the only thing holding people back is fear of the unknown. I only did it because I needed work and here was this guy offering me a good job and I already knew how to do it, so I did it, and now it's what I do, and probably will do the rest of my life.
Maybe I should consider seminars in airport hotel convention rooms? $100 a head, plus a buffet, and I'll tell you all the secrets of being a property manager. Tell them where to look for cheap houses, how to fix them up, and then the secrets of rental retention (that's the big thing most people fuck up). Also, the real big thing is the laws. Unfortunately, the laws are different everywhere, but not by a whole lot.
Someday when I'm not wasting my money on cars I'll start putting them into rental properties. Want to know the big secret about rental properties? Hardly anyone knows this for some reason, but it's important - you'll never get rich renting a house (only huge apartment buildings with hundreds of units make a lot of money). The money is in selling it ten, fifteen, twenty years down the line when the property values have increased. Until then, the only reason you rent it is to keep the house in good shape and pay the mortgage. Usually the big time investors have just enough money left over after taxes and insurance and whatnot to pay someone like me a salary to do the dirty work for them.
