So the appraisal came back on the house that Pezmaster and I bought today. It appraised right at the purchase of $83,000. So we are going to have to pay around $2700 in closing costs by the end of the month! 
We have about $1200 saved up but I am still worried that we won't reach out goal. 
A lot of friends have been asking us about house warming gifts. To be honest, we have everything we need to furnish the house. Will they let you roll the closing costs into the mortgage? I was able to do that with mine.
