So it looks like we will be moving again.

I need opinions though.
The lease has a part that reads like this:
"This lease may only be terminated by 30 days written notice from either party."
Christine and my friend Chris seem to think that means we can write a letter and leave, but I think it just means that only a written letter can break it.

What do you all think?

Honestly, I think the landlord will be pissed, but I don't think she will pursue. If she does, we present the evidence of how shitty this place is...and no judge will take her side.

You send the letter, wait 30 days, and then leave. Or, letter, 30 days rent in advance, and leave when you want.

OR—my advice—letter, no extra money, and leave.

Sounds like the landlord is a dick. Take photos and copies of all documents showing how bad the place is, just in case there are complaints. You might also want to get records of her not being certified or getting her permits organised. Did she declare the rent income on her tax?
